Strategies to Use When Your Toronto Home Isn’t Selling

Back to Home Page

The process of selling a home in Toronto is very similar to interviewing for a new job. You have to present the home in its best light in order to make it attractive for buyers. The feeling that buyers have about your home will determine their level of interest. Staging the home is essential to entice buyers inside and lead them to make an offer to purchase.

If your home has a garage, attached ort detached, you do need to take as much time cleaning it out as you do with every room of your home. Most homeowners use the garage as a storage area where things accumulate over time, resulting in clutter. A messy garage does not give a very good first impression to potential homebuyers. They do want to see that everything is in perfect condition and trying to move around piles of clutter may give them the impression that there are defects you are trying to conceal.

When a potential buyer drives past your home for the first time, the first impression is of your lawn and the exterior of your home. The steps and walkway should be clear and the lawn should be mowed and raked. If you have any trees or shrubs on your property, you should make sure that the area around them is free of leaves and flower beds should be pruned. A lawn that hasn’t been mowed in weeks leaves a bad impression and buyers will likely not return to see the inside of your home.

The entrance to your home should give buyers a positive impression about what they may see in the rest of the home. The front door should be free of defects and if necessary, it should have a fresh coat of paint. A small table containing a vase or a plant, a rug on the floor or a painting or photo on the wall will provide a welcoming ambiance. Take an objective view of the exterior of your home by putting yourself in the place of the buyer as you walk around your property taking note of its appearance.

You may have truly outstanding features in your home that would entice Toronto home buyers. However, if the exterior looks uncared for, they will likely never bother to find out what they are. When buyers come inside, you should take steps to highlight what you feel are your homes best features. The living room and kitchen are two areas that buyers place a lot of emphasis on seeing, so you should make sure that you stage these to the best effect.

The lighting in your home is also important. A clean home can be made to look impeccable by having the right lighting effects. The light fixtures themselves should be modern and complement the decor of the home.

It may take you time to sell your home in Toronto, but if you put an effort into it, the wait will be worth it. You will likely receive the asking price or an amount very close to it. If after some time, the homes still doesn’t sell, you may want to consider reducing the price or even view some other homes to see what features you can improve on to make a sale faster.
